
101 University Ave is one of the most recognizable buildings in Downtown Palo Alto. It is connected to 444 High Street through a central condenser water loop that supplies 42 heat pumps with cold water in the summer and hot water in the winter. The building has a sophisticated management systems for its size and already qualified for energy star before Carbon Lighthouse began work.
Carbon Lighthouse identified several energy efficiency opportunities as well as multiple critical maintenance measures. Efficiency measures included installing a variable frequency drive on the cooling tower and programing a new control algorithm for it, controlling the cooling loop circulatory pump, demand control ventilation in the parking garage and minor lighting upgrades. The opportunity for a 10kW solar installation was also identified.
Carbon Lighthouse competitively bid the installation of all the measures and managed construction for the client.
