The Building

3 buildings campus in Texas, each building is 40,000 square feet. Campus is a mix of medical office and ambulatory surgical centers. The buildings had recently received new controls hardware, but expenses had not meaningful decreased despite the upgrade.

Project Investment

Carbon Lighthouse's engineers worked with the site team and the building's existing controls contractor to better integrate the new controls hardware with the front end of the building management system. This gave the facilities engineer on site the ability to leverage the recently installed hardware, preventing equipment from running 24/7 (which the BMS had erroneously said was not happening) and making better use of the existing VFDs.

Tenant Savings

After netting out the shared savings fee, tenants are enjoying $60,000 per year in reduced expenses.

The landlord did not amortize any of the project costs through to tenants.

New Landlord Income

After investing $51,500 to upgrade the control system, the landlord is receiving $26,500 in rent per year from Carbon Lighthouse after netting out the provider cut.

The Result

In total, the building owner invested $51,500 to generate $26,500/yr in rental income, yielding a 51% return on cost. Tenants received a net reduction in their expense pool of $60,000, as well as a more comfortable & efficient building.
